Good timing is everything in asphalt maintenance. Small repairs done early are usually cheaper and less disruptive.
New asphalt care basics
- For small residential paving, give fresh asphalt proper curing time before regular parking (often around 5 to 7 days in warm conditions).
- Many two-layer commercial lots can often be used after full cooling, normally around 4 to 12 hours depending on weather and loading.
- Avoid placing very heavy loads on new pavement unless the design was built for them.
- Do not rush to sealcoat brand-new asphalt. In many cases, it is better to wait a few years unless a contractor advises otherwise.
Core maintenance priorities
- Keep water moving away from pavement.
- Seal cracks before freeze-thaw weather where possible.
- Watch edges, utility cuts, and joints closely.
- Plan resurfacing before widespread structural decline.
Resurface or replace?
Resurfacing can work well when the underlying structure is still stable. If settlement and repeated cracking point to base failure, full reconstruction is often the better long-term choice.
Seasonal timing in KW
Spring is the best time to assess winter damage. Late summer and early fall are often good windows for repair and surface work, especially crack sealing.
